Orlando FL and Louisville KY - Cogan Realty has been engaged to handle the preliminary planning and development of an upper upscale hotel in the 1.6 million square foot One Park mixed-use development in the prestigious Cherokee Park / Highlands area of Louisville. One Park developer Jefferson Development Group (JDG) credits Cogan Realty's expertise in the hotel and hospitality sector as the driving force behind their decision to partner with them on the hotel component. JDG's chairman, Kevin Cogan states that JDG's internal focus is on bringing together all of the other aspects of the development including a first of its kind high-end Publix grocery store, hundreds of residential apartments and mixed-use retail. JGC began assembling the site over thirty years ago and has been tied up with an arduous and sometimes contentious planning and zoning approval process for the past fifteen years. Now that all the entitlements are in place, we are excited to see the project come to fruition, but we know the hotel is a critical element that needs to be executed by a top-notch team which Cogan Realty can assemble and manage. JDG hopes to begin construction on the road improvements and the Publix in the spring of 2026 and expects the hotel to follow about six months later.
